Methamphetamine contamination is a serious issue for New Zealand rental properties. Meth can be absorbed into walls, carpets, and soft furnishings — posing health risks to future tenants and potentially significant remediation costs for landlords. Testing protects you legally, financially, and ethically.
Meth residue can cause serious health effects including headaches, nausea, and respiratory issues. Testing ensures the property is safe before new tenants move in.
Undetected contamination can lead to costly remediation work. Early detection through regular testing can save landlords thousands of dollars.
Landlords have a duty of care to provide safe, habitable properties. Documented testing results provide evidence of due diligence if disputes arise.

If you are unsure which testing option best suits your situation, the guide below provides a simple starting point.
This option provides onsite methamphetamine screening using the CHECK4METH screening kit (or an equivalent product), completed by a qualified screening sampler. A blank control cassette is completed at the property and used as the baseline for comparison against each screened location, in accordance with Unified Drug Detection Group Limited's Meth Screening SOP.
The CHECK4METH screening methodology meets the ESR criteria for acceptance of reliably detecting methamphetamine present on common household surfaces at a recoverable level of 1.5 µg/100 cm2 under NZS 8510:2017.
Important: Screening results are indicative only and apply only to the specific locations screened on the date of screening. Screening is not a substitute for confirmatory laboratory sampling, investigation planning, or remediation and clearance work required under NZS 8510:2017 or any other contractual or regulatory requirements.
If you need confirmatory evidence for decisions relating to tenancy, insurance, property sale or purchase due diligence, or post-remediation clearance, we recommend laboratory composite analysis or individual/discrete sample analysis.
This is a cost-effective screening option that allows multiple samples to be tested as one composite sample, while still retaining the ability to test those samples individually later if needed, without further sampling.
Individual samples are collected from different locations within the property and extracted separately by the laboratory. Rather than testing each extract on its own at the outset, a sub-sample from each extract is combined into one composite sample for analysis.
If the composite sample returns an elevated result, the laboratory retains the individual samples for three weeks and can test them separately without the sampler needing to return to the property. Where contamination is suspected, this approach offers a lower-cost screening pathway while reducing the risk of a costly re-sampling visit if concerns are confirmed.
Detection limit: 0.02 ug/sample.
This option provides results from individual sampling locations that are compliant with NIOSH 9111 and suitable for decision-making about remediation and decontamination.
Analysis of individual wipes, with a detection limit of 0.02 ug/sample.
This is the most comprehensive, or gold standard, testing option. Individual samples are taken from separate locations around the property, and can also be taken from separate locations within a single room where required.
Because individual sample results can be directly compared with relevant guidelines, they are used to help plan remediation and to confirm whether remediation has been successful.
Test before new tenants move in to establish a clean baseline and protect yourself from future liability.
Test after tenants vacate to identify any contamination and act quickly before re-letting.
If you have reason for concern during an active tenancy, testing provides documented evidence to support any action required.
